Welcome as the honored guest to Klosteret – The Luxurious Townhouse of Copenhagen.
As the lucky tenant at one of the city’s oldest habitable properties, you have chosen a unique and historic setting for your visit to Copenhagen. You now have access to a wide range of facilities, products, services, and unique experiences that we, as your host, offer exclusively to our guests.
Klosteret is a private residence, thoughtfully curated over seven years, and now available for select guests seeking an extraordinary stay. Our ambition is to offer a uniquely personal alternative to Copenhagen’s most exclusive five-star hotels – with more intimacy, more character, and a sense of true luxury hospitality.
Most of what Klosteret offers is complimentary and included in your accommodation rate. For additional services or bespoke experiences, related fees will be clearly stated in advance.
If you wish to book any service, arrange an experience, or simply have a question, please contact us directly through the platform you booked with, or via the official channels listed in your confirmation. We will respond promptly – before, during, and after your stay.
Please note that some services are limited by availability and should be reserved in advance. Your order is valid only upon written confirmation from Klosteret.

2. Scope of Application
These Terms & Conditions govern all bookings, stays, services, experiences, events, and communications related to Klosteret – The Luxurious Townhouse of Copenhagen.
They apply to all guests, clients, visitors, suppliers, and external collaborators, regardless of whether the booking was made directly, via third-party platforms (such as Airbnb), or through an agent.
By confirming a booking or using any of Klosteret’s services or facilities, you agree to be legally bound by these Terms. If you do not agree, please refrain from using the property or any related services.
For bookings via Airbnb, these Terms apply in addition to Airbnb’s standard terms and house rules. In case of conflict, Klosteret’s own Terms shall prevail regarding the use of the property, liability, services, and payment.
3. Booking & Payment Terms
Booking Confirmation
All bookings are subject to availability and are only considered confirmed upon written acceptance by Klosteret. Verbal or informal agreements are not binding unless confirmed in writing.
To secure a booking, a deposit of 50% of the total amount is typically required, unless otherwise agreed. The balance is due no later than 30 days before arrival or event date.
For bookings made less than 30 days before check-in or event start, the full amount is due immediately.
Payment Terms
All invoices are issued in DKK (Danish Kroner) and include Danish VAT, unless otherwise specified.
Standard payment deadline: 3 calendar days from the invoice date.
Please always include the invoice number when transferring payment.
If any security deposits should be returned to another bank account than the sender’s, this must be communicated and approved in writing.
Late Payment, Reminders and Interest
- A reminder fee of DKK 100 applies to each late payment notice sent.
- Statutory interest of 2% per commenced month will accrue from the due date until payment is received.
- After the second reminder without full payment, Klosteret reserves the right to hand over the claim to an external debt collection agency without further notice. Associated costs will be added to the outstanding balance and are the guest’s responsibility.
Currency & Exchange Rates
If payment is made from an account in a foreign currency, the amount must correspond exactly to the invoiced DKK total, using the official exchange rate from Danmarks Nationalbank on the date of transfer. All currency conversion fees and international bank charges are the payer’s responsibility.
4. Cancellations & Refunds
Unless otherwise specified in your booking confirmation, the following standard policy applies:
- Cancellations made more than 30 days prior to check-in will receive a full refund.
- Cancellations made between 15–30 days prior will be refunded 50%.
- Cancellations made less than 15 days before arrival are non-refundable.
- No-shows or early departures will not be refunded.
For events or custom services, separate cancellation policies may apply. These will be specified in your agreement or invoice.
5. Security Deposit, Damage & Responsibility
A security deposit may be required for certain bookings or services. This will be clearly stated in advance and refunded within 7 working days after departure, subject to inspection.
Guests are financially liable for any damage, loss, theft, or excessive wear caused during their stay. This includes, but is not limited to:
- Artworks, antiques, and valuable furnishings
- Historic elements of the property
- Designer inventory, fixtures, and appliances
Any damage exceeding the security deposit will be invoiced separately. In severe cases, legal action may be pursued.
6. Check-in / Check-out
Check-in
Check-in is normally from 15:00. Early check-in is available on request, subject to availability and an additional fee. Guests will be welcomed personally unless otherwise arranged.
Self-check-in can be arranged with prior notice. A key box and code will be provided.
Check-out
Check-out time is at 12:00 noon. Late check-out may be available upon request for a fee.
Guests are kindly asked to follow the separate check-out guide provided in the booking confirmation or on the platform (e.g., Airbnb). Please leave the property in a reasonably tidy condition.
7. Guest Conduct & House Rules
All guests must behave with respect toward the property, its contents, neighbours, and local regulations.
- Smoking is not permitted indoors.
- Parties and gatherings are not allowed without prior written approval.
- External visitors must be declared in advance.
- Quiet hours are from 22:00 to 08:00.
- Pets are not allowed unless explicitly agreed.
All guests must also comply with the House Rules of the Owners’ Association, attached in full at the end of this document.
Failure to comply may result in early termination of the stay and forfeiture of payments or deposits.
8. Events, Productions & Gatherings
If you wish to host a private event, photoshoot, meeting, or production at Klosteret, this must be explicitly agreed in writing.
Different rates, conditions, deposits, and insurance requirements apply. These will be confirmed individually.
Unauthorized use of the property for commercial or group purposes is strictly prohibited and may result in immediate termination of your stay.
9. Services, Add-ons & Availability
Some of Klosteret’s bespoke services (e.g. private chef, wellness, excursions) may require pre-booking.
While every effort is made to accommodate your requests, services are subject to availability and may be limited or withdrawn at any time due to external factors.
Confirmed services may be adjusted or rescheduled due to weather, supplier conditions or force majeure, but will always be replaced with the closest available alternative.
10. Liability, Insurance & Indemnification
You are responsible for your own insurance coverage during your stay, including travel, health, personal liability, and belongings.
Klosteret and its representatives accept no responsibility for:
- Injuries, accidents or health issues during your stay
- Loss or damage to personal belongings
- Delays or failures due to external suppliers or force majeure
You accept full financial liability for any damage caused to the property or its contents. This includes high-value art, antiques, design objects, and irreplaceable items. Replacement value may exceed standard market value.
Guests are expected to treat the residence with the highest level of care, and are liable for the full cost of repair, restoration or replacement of damaged items.
Guests are required to hold valid travel insurance covering liability and personal damage during their stay at Klosteret.
Liability is limited to DKK 3,000,000, except in cases of gross negligence or intentional damage.
11. Force Majeure
Klosteret is not liable for cancellations, unavailability or changes caused by events beyond our control, including but not limited to:
- Natural disasters
- Government restrictions
- Pandemic outbreaks
- War, terrorism, or civil unrest
- Utility failure or labour strikes
In such cases, Klosteret reserves the right to offer rescheduling, partial refund, or service credit at its discretion.
12. Governing Law & Dispute Resolution
These Terms are governed by Danish law. Any dispute shall be subject to the jurisdiction of the Copenhagen City Court (Københavns Byret), unless otherwise agreed.
In the event of a dispute, the parties agree to first seek resolution through mediation. If unsuccessful, disputes shall be settled in the City Court of Copenhagen (Københavns Byret).
Guests residing outside Denmark are responsible for ensuring they have appropriate insurance and legal understanding of these Terms prior to booking.
13. Privacy & Data Policy
By booking or using services at Klosteret, you consent to the processing of your personal data in accordance with the EU General Data Protection Regulation (GDPR).

We do not share your data with third parties except as required to deliver the services you have booked (e.g. chefs, transport, experiences).
By using Klosteret’s services, you consent to our data practices as outlined in the above policy.
Personal data is collected solely for the purpose of managing your booking, delivering services, and complying with legal obligations.
14. Appendix: Owners’ Association House Rules
All guests are required to comply with the official House Rules for the Owners’ Association Vimmelskaftet 36, 36A, 36B and Klosterstræde 17.
These include, but are not limited to:
- Keeping shared areas tidy and fire-safe
- Sorting and disposing of garbage properly
- Respecting noise limitations and quiet hours
- Parking bicycles and prams only in designated areas
- Not placing items in stairwells or fire exits
- Avoiding feeding animals or attracting pests
- Notifying of damage, noise complaints or violations

15. Changes to These Terms
Klosteret reserves the right to update these Terms & Conditions at any time. Guests will be notified of substantial changes via the booking platform or direct communication. Continued use of Klosteret’s services after such notification constitutes acceptance of the updated terms.
